We implement the policies set forth by the board of directors and assist the association in their three main areas of focus: Governance, Business Operations, and Building Community. Boards are assisted in the areas of parliamentary procedure, governing document enforcement, state statutes, and local ordinances. We provide facilities maintenance management, financial accounting, reporting and administrative services. We foster effective communities and encourage the growth of community spirit.

Q: How will you contribute to the financial stability of my community?
A: Resource Property Management collects all association maintenance and special assessment fees. We assist in the timely filing of liens with the association’s attorney and closely monitor payment progress. We provide the Treasurer with investment options and arrange association approved bank loans when applicable. We educate all board members on the financial obligations of the association and prepare the annual operating and reserve budget in accordance with governing documents and state statutes.
Q: Will you assist my association in identifying qualified contractors and securing bids for services?
A: Yes. Resource Property Management maintains a preferred vendor list of qualified, licensed, and insured contractors. We assist the board in obtaining bids and/or specifications by utilizing Requests for Proposals.
Q: What type of insurance do you carry and how will you assist my association in obtaining their necessary insurance?
A: Resource Property Management is fully insured and carries General Liability Insurance, Directors and Officers Liability Insurance, Fidelity Bond Insurance, Errors and Omissions Insurance and Employer's Practices Liability Insurance. We work closely with industry recognized independent insurance agents who specialize in insuring community associations. We ensure the association is aware of their insurance obligations and we inform the board of any statutory changes that regulate insurance.
Q: How does Resource Property Management assist new board members gather the information necessary to quickly and effectively serve in their new capacity?
A: By developing and providing a Board Orientation Program. The program includes viewing a Community Associations Institute produced DVD that discusses the various duties of board members, the duties of the management company and provides insight on how they might best work together to establish a mutually beneficial, long-term relationship. Board members are guided through the mechanics of reading a financial statement. We review contracts, insurance policies and the current budget. We introduce the accounting and support staff that assist with the operations of the association. We present the board with a handbook of valuable operational information that will assist them continually throughout the year.
Q: How do you respond to after-hour or weekend emergencies?
A: Resource Property Management offers twenty-four (24) hour emergency service in the event of an emergency involving the common elements of your association. Each of our managers rotate a weekly on-call schedule and possess a master emergency file that contains all the pertinent contact information per association. The emergency service may be reached by calling the regular office number after normal business hours.
Q: How will you assist in the transition process to your management company?
A: Resource Property Management will ensure the transfer of association records and establish a proper record keeping system. We will verify all association funds and establish beginning financial reporting balances. We will provide all owners with our contact information and maintenance payment information. All association vendors are notified. Our Human Relations representative will meet with any maintenance and/or custodial personnel to review company policies and also with board members to establish employment parameters.
