Our managers provide regular property inspections which identify immediate maintenance needs and help establish preventative maintenance practices for the future. We utilize a network of preferred vendors who are properly licensed and insured. We assist the board in seeking bids and managing projects and we provide 24 hour emergency service in the event of an emergency involving the common elements of your community.

  • Provide on-site property inspections by your community association manager as specified. Report results to the board.
  • Establish long range maintenance programs.
  • Hire, train and schedule association employees.
  • Assist the board in developing job descriptions for maintenance personnel.
  • Supervise all janitorial, building and grounds maintenance personnel.
  • Manage all contractors employed by the association.
  • Solicit bids for the association utilizing qualified contractors.
  • Obtain project specifications when applicable.
  • Maintain a work order system of reporting unit owner and association requests for service.
  • Regularly report to the board the progress of the work order system.
  • Ensure outside contract labor is properly licensed and insured.
  • Maintain current contract summaries.
  • Provide 24 hour emergency repair and communication service.
