Debra has over twenty-eight years’ experience in the Community Association Management industry and co-founded Resource in 1991. She obtained her Community Association Managers License in 1991 then went on to obtain her Certified Manager of Community Associations Designation (CMCA) in 2002, her Association Management Specialist Designation (AMS) in 2007 and earned the coveted Professional Community Association Manager Designation (PCAM®) in 2009. Debra has appeared as an Expert Speaker at Resident Owned Communities (ROC) Educational Seminars speaking on matters of budget and financial reporting. Debra is an active member of both the West Florida Chapter and Suncoast Chapter of CAI, is a founding Board Member of the Fresh Start Mentoring Program for non-violent probationers and has received her Life Coach Certification from Coach Net. Debra is also the current and first woman President of C.E.O.M.C. (Chief Executive Officers of Management Companies), an organization that is committed to promoting and protecting community associations throughout Florida, engaging in advocacy and setting the standard for community association management.

Al Freda

Al has over twenty-five years’ experience in the Community Association Management industry and has been with Resource since 1994. He obtained his Community Association Managers License in 1994. He went on to obtain his Certified Manager of Community Associations Designation (CMCA) in 2000, his Association Management Specialist Designation (AMS) in 2000 and earned the coveted Professional Community Association Manager Designation (PCAM®) in 2002. Al attended Stonybrook University in Long Island, New York majoring in Business Management. He is the lead coordinator for our large, up-scale Homeowner Associations, is instrumental in creating and implementing various violation and architectural control enforcement programs, and assists clients and managers with large construction projects. Al is an active member of both the West Florida Chapter and Suncoast Chapter of CAI.

Cindy Freda

Cindy is a graduate of Montclair State University where she obtained her BA in Psychology and has since been working in the field of Human Resources. Cindy has been with Resource since 1996. She obtained her Community Association Managers License in 1998. She went on to obtain her Certified Manager of Community Associations Designation (CMCA) in 2005, her Association Management Specialist Designation (AMS) in 2007 and earned the coveted Professional Community Association Manager Designation (PCAM®) in 2013. Cindy earned her Professional in Human Resources (PHR) designation in 2014 and is proficient in areas of payroll services, Human Resource management, employee benefits and health insurance, employee assistance practices, payroll taxes and management, unemployment insurance claims administration, workers’ compensation insurance and employment practices liability insurance.

Dot Thomas
President, Chief Administrative Officer

Dot has over twenty-nine years’ experience in the Community Association Management industry and has been with Resource since 1992. She obtained her Community Association Managers License in 1990. She went on to obtain her Certified Manager of Community Associations Designation (CMCA) in 2000, her Association Management Specialist Designation (AMS) in 2001 and earned the coveted Professional Community Association Manager Designation (PCAM®) in 2004. Dot has appeared as an Expert Speaker at CA Day Educational Seminars speaking on matters of development and enforcement of rules and regulations and election procedures. Dot has been published in industry periodicals covering a vast array of topics and appeared as a guest speaker at numerous CAI breakfast meeting programs. Dot is an active member of both the West Florida Chapter and Suncoast Chapter of CAI where she served as President and maintained a seat on their board of directors for six years. She teaches classes on facility maintenance, problem solving, communications, meetings, and volunteerism. Dot is also a State of Florida approved instructor for the Condominium, Cooperative and Homeowner Association Board Member Certification Course #9626978.

Vance Poland
Vice President

Vance has over forty-one years’ experience in the Community Association Management industry and has been with Resource since 2006. He obtained his Community Association Managers license in 1988. He went on to obtain his Certified Manager of Community Associations designation (AMS) in 2004 and earned the coveted Professional Community Association Manager designation (PCAM®) in 2009. Vance has first-hand experience dealing with a catastrophic event as he managed and rebuilt a large country club community that was destroyed by Hurricane Andrew. As a result of his experience, Vance conducts our annual Disaster Preparedness seminars for managers and field employees.

          

Kelly Moran
Vice President
CMCA, AMS, PCAM®

Kelly has over twenty-four years’ experience in the Community Association Management industry and has been with Resource since early 2013. She obtained her Community Association Managers License in 1995. She went on to obtain her Certified Manager of Community Associations Designation (CMCA) in 2001, her Association Management Specialist Designation (AMS) in 2002 and earned the coveted Professional Community Association Manager Designation (PCAM®) in 2004. Kelly served as a National Faculty Instructor for Community Associations Institute where she facilitated management courses in the Professional Management Development Program. In addition, she has served as a Board Member for CAI on the National Board of Trustees, Association of Professional Community Managers and the Suncoast Chapter. She also served a multi-year term as Vice Chair of the Regulatory Council of Community Association Managers for the State of Florida. Kelly has appeared as an expert witness for attorneys relative to cases involving community associations. Kelly has authored articles for many industry publications throughout the years and has appeared as a speaker for CAI both nationally and locally. 

Erika Rivard
Controller
CMCA

Erika is a graduate of Strayer University where she obtained her B.S. in accounting and has been with Resource since 1994. She obtained her Community Association Managers License in 2009. She went on to obtain her Certified Manager of Community Associations Designation (CMCA) in 2012 and is currently working towards completing the requirements necessary to obtain her Association Management Specialist Designation (AMS). Erika oversees all accounting services including budgeting, financial reporting, accounts payable, accounts receivables, project financing and investment options. She specializes in customer interaction and maintains a working relationship with the association’s financial liaison.
