HOW WILL HIRING RESOURCE PROPERTY MANAGEMENT BENEFIT MY COMMUNITY? WHAT SERVICES DOES RPM PROVIDE?
Resource Property Management acts as a liaison and advocate for the communities we manage. We implement the policies set forth by the board of directors and assist the association in their three main areas of focus: governance, business operations, and building effective communities. RPM assists our clients in the areas of parliamentary procedure, compliance with governing documents, state statutes, and local ordinances. We provide financial accounting, reporting and administrative services, and facilities maintenance management. By doing so, we foster cohesive communities and encourage the growth of community spirit.

WHAT DISTINGUISHES RESOURCE PROPERTY MANAGEMENT FROM OTHER MANAGEMENT COMPANIES?
Our team. We are extremely fortunate to employ experienced, motivated, and knowledgeable personnel who strive every day to make a positive impact on the communities they manage. We recognize and appreciate their contributions as the key to our success. We encourage advanced level industry education through the Community Associations Institute (CAI) for all of our managers and assume all financial obligations for that education. Customer commitment is our number one priority.

DOES RESOURCE PROPERTY MANAGEMENT PROVIDE BOARD TRAINING?
Yes. We have developed and provide a Board Orientation Program. The program includes responsibilities of the board, duties of management and provides insight on how to best work together for the benefit of the community. We provide the board with valuable operational information that will assist them throughout the year. Additionally, RPM is a state approved provider of the Board Certification Course.

HOW WILL RESOURCE PROPERTY MANAGEMENT CONTRIBUTE TO THE FINANCIAL STABILITY OF MY COMMUNITY?
RPM prepares timely and accurate monthly financial statements. We collect all association maintenance and special assessment fees. We assist in the filing of liens with the association’s attorney and closely monitor payment progress. We provide the Treasurer with investment options and arrange association approved bank loans when applicable. We educate all board members on the financial obligations of the association. RPM prepares the draft operating and reserve budget annually in accordance with governing documents and state statutes.

WILL RESOURCE PROPERTY MANAGEMENT ASSIST MY ASSOCIATION IN IDENTIFYING QUALIFIED CONTRACTORS AND SECURING BIDS FOR SERVICES?
Yes. RPM maintains a certified vendor list of qualified, licensed, and insured contractors. We utilize a third party verification company to provide this service. We assist the board in obtaining bids and/or specifications by utilizing Requests for Proposals.

HOW DOES RESOURCE PROPERTY MANAGEMENT RESPOND TO AFTER-HOUR EMERGENCIES?
RPM is on call 24/7 to respond to emergencies involving the common elements of your association. The emergency service may be reached by calling the regular office number after normal business hours.

HOW WILL RESOURCE PROPERTY MANAGEMENT ASSIST IN THE TRANSITION PROCESS FROM YOUR CURRENT MANAGEMENT COMPANY?
RPM’s Transition Team will handle all aspects of the process. We coordinate the transfer of association records and provide contact and payment information to owners through our welcome letter. Vendors are notified as to invoice processing procedures. Our Controller verifies cash balances and prepares the initial financial report. Human Resources will meet with all on-site personnel, if applicable, to perform all onboarding services.
